Haven Safety Certificates is the customer-facing name of a London property compliance service. The work is ordinary and the promise is narrow: arrange the inspection, carry it out properly, and give you the document.
Haven Safety Certificates is the trading name of KY9 Services Limited. The full legal identity is KY9 SERVICES LIMITED T/A Haven Safety Certificates, registered in England and Wales, company number 12458999.
Most property compliance work is split across trades. A landlord ends up with a gas engineer, an electrician, an energy assessor and a fire risk assessor, four sets of paperwork and four renewal dates that never line up. Haven exists to hold those disciplines together, so a property that needs several documents is one arrangement rather than four.
The services cover residential and commercial property. Everything published here — the services, the options each is sold in, the coverage area and the prices — comes from one source and says the same thing on every page. Where something has not been established, the site says so instead of filling it in.
How the service is run
Engineers in house, not a lead-generation panel
The person who attends is employed by Haven, holds the registration shown on your record, and is the person we answer for. We are not passing your job to whoever bid lowest this week.
Every discipline under one roof
Gas, electrical, energy, fire and asbestos. That is what makes a single visit possible where the qualifications overlap, and it is why we can tell you honestly when they do not.
London only
One city, one travel model, one set of engineers who know the stock. Coverage beyond the M25 would mean either a travel charge or a slower response, and we would rather have neither.
One record per property, one renewal calendar
Every certificate sets its expiry the day it is issued. The account holds them together so a renewal is a scheduled event rather than a discovered problem.

If you let one property or a handful, the checks still have to happen on time and the paperwork still has to be findable. Haven arranges the inspections and keeps the resulting documents against the property, so the next renewal starts from a record rather than a search through old email.
Letting agents
Arranging compliance across a managed book usually means a different contractor for every discipline. Haven covers gas, electrical, energy, fire and asbestos, so a property needing three certificates is one point of contact rather than three.
Property managers
Blocks and residential portfolios need the communal parts covered as well as the flats — fire risk assessments, emergency lighting, fire doors. Bookings carry access details and a named contact, so a visit that depends on a caretaker or a key safe is arranged rather than attempted.
Commercial property owners and occupiers
Commercial premises are priced and inspected differently from homes. Haven covers commercial EICRs, commercial gas safety, commercial fire risk assessments and fire safety certificates, and quotes for the work where the price depends on the size of the building.

Every service has its own page setting out what the work covers and what the document is. Where the renewal position or the scope has not been established, the page says so rather than filling the gap.
Straightforward booking
Book online in a few steps, or call the office. The booking works without JavaScript and on a phone, because a lot of this gets arranged standing in a hallway.
Transparent pricing where a fixed price exists
Prices are published per service and per option, and the figure shown is the total payable. Where a price depends on the building, you are invited to ask for a quote instead of being shown a figure that would not hold.
Professional communication
Confirmation when the booking is made, and a record of the visit against the property. If something about the property changes what is needed, we tell you before the work rather than after it.
Secure access to your documents
Your bookings and completed documents sit behind your own account. Documents are private to the account that owns them and are downloaded through an authorised link, never a public address.

Each service is sold in options — the number of appliances, bedrooms, circuits, alarms or fittings — and each option carries its own price. The figure you see before booking is the total payable; there is no call-out fee and no evening or weekend surcharge.
QUOTED WORK
Asked for, not guessed at
Some work cannot be priced from a dropdown. A commercial EPC depends on the floor area of the building; a fire door inspection depends on how many doors there are; an asbestos survey depends on the site. For those, you send the details and receive a quote — rather than being shown a figure that would have to change once we saw the property.

How the work is recorded, and what this page will not claim.
Recorded, not summarised
An inspection is recorded against the property it was carried out at, with what was looked at and what was observed. Where a reading is taken, the reading is what gets written down — not a verdict standing in for it.
Completing a visit and issuing a document are two separate acts. A visit being finished does not produce a certificate by itself; the completed document is uploaded against the booking, and only then does it appear in your account.
What this page does not claim
Scheme registration numbers are not published here. Displaying a registration number that cannot be checked against a public register is worth nothing, and a logo on its own proves nothing either.
When the registrations are confirmed, the number and the register you can check it against will be published together. Until then this page says neither — which is the honest position, and the one we would rather be held to.

And what we will not do
No commission on remedial work
Engineers are salaried. Nobody earns more by coding an observation C2 instead of C3, and nobody is measured on remedial revenue. The classification on your report is the classification the installation earned.
You are free to use another contractor
Where a report is unsatisfactory we quote the remedial work line by line against the coded observations. You are under no obligation to instruct us. We will re-test and reissue the record either way, at the same price.
No pressure to over-specify
We will tell you when a document is not required for your property, including when that means a smaller job than you asked for. An HMO needs the full set; a single self-contained let does not.
The price on the rate card is the price
No call-out fee and no evening or weekend surcharge. Travel is never charged. Paid parking and the congestion charge are passed on at cost where they apply, and nothing else is added. If the property turns out to be larger than described, we tell you before we start rather than after we finish.
