WHAT IT IS

What an EPC actually records.

An EPC is a modelled assessment, not a measurement of your actual bills. The assessor records dimensions, construction, heating, controls and lighting, and the software produces a rating from that input.

The consequence of that is simple: an assessor can only credit what is visible or evidenced. Insulation you cannot see and cannot document is assumed absent, which is why paperwork for past upgrades changes the result.

A valid EPC must be commissioned before a property is marketed and made available to prospective tenants or buyers. The 2015 Regulations set the minimum energy efficiency standard, currently band E, which has applied to all existing tenancies since April 2020. Exemptions must be registered on the PRS Exemptions Register to be relied on.

    Proportion of low-energy fittings and the ventilation arrangement.

  5. Evidence

    Insulation and boiler upgrades captured where documentation exists, because unevidenced improvements are assumed to be absent.

  6. Lodgement

    The certificate is lodged on the national register and made available to download.

Cheapest routes first

The recommendation report lists improvements in cost order. Loft insulation, low-energy lighting and heating controls are usually the cheapest routes to band E.

Exemptions run five years

A registered exemption lasts five years and must be supported by evidence, such as three quotes showing the work exceeds the cost cap.

Yes, and it is often worth it. Keep receipts and specifications, because an assessor can only credit what is visible or evidenced.

It usually helps, but the band is driven mostly by the building fabric. Insulation typically moves the rating further than heating does.

There is an exemption where compliance would unacceptably alter the character or appearance. It is narrower than commonly assumed and must be registered with evidence.

If the whole property is let as a single dwelling, yes. Rooms let individually with shared facilities often do not, but the position depends on the tenancy structure. We will tell you before charging you for one you do not need.
