Every twelve months at most. You can have it done up to two months early without losing your original expiry date, so the anniversary does not drift earlier each year.
How much is a landlord gas safety certificate in London?
From £55.00 for a property with one gas appliance. The price depends on the number of appliances inspected, and every band is listed in the price table on this page. More than four appliances is quoted rather than priced online.
Do I have to give the record to my tenant?
Yes. Within 28 days of the check, or at the start of the tenancy for a new tenant. Keep copies for two years.
Does it cover the tenant's own cooker?
No. The duty covers appliances and pipework you provide. We will still flag anything obviously dangerous we find.
What a CP12 actually records.
A gas safety check is a defined set of tests, not a look over the boiler. The engineer tightness-tests the installation, measures operating pressure and heat input against the manufacturer data plate, proves the safety devices, then confirms that combustion products actually leave the building.
The result is the CP12: every appliance listed by location and type, each with its own result. An appliance the engineer could not access is recorded as not tested, which is not the same as safe.

Regulation 36 places a duty on landlords to ensure every gas appliance and flue they provide is checked for safety at intervals of no more than twelve months by a Gas Safe registered engineer, to keep records for two years, and to issue a copy to the tenant.

Immediately Dangerous
Means the appliance presents an immediate risk. It is handled under the Gas Industry Unsafe Situations Procedure, and it must not be used.
At Risk
Means a fault could become dangerous. It is handled under the same procedure, and the record explains what is needed.
Not to Current Standards
Means it is safe to use but no longer meets today’s requirements. It stays in service and is noted on the record.
Repairs priced separately
Repair work is not part of the safety check. It is priced separately and can be discussed and confirmed with you, and you are free to use another Gas Safe registered engineer.

Yes, and it usually is. We need access to every room containing a gas appliance and to the meter.

No. The safety check confirms the appliance is safe to use. A service cleans and maintains it.
No gas record is needed. You still need an EICR and an EPC, and a fire risk assessment if there are communal areas.
