What an CP12 actually records.
A gas safety check is a defined set of tests, not a look over the boiler. The engineer tightness-tests the installation, measures operating pressure and heat input against the manufacturer data plate, proves the safety devices, then confirms that combustion products actually leave the building.
The result is the CP12: every appliance listed by location and type, each with its own result. An appliance the engineer could not access is recorded as not tested, which is not the same as safe.

Gas Safety (Installation and Use) Regulations 1998
Regulation 36 places a duty on landlords to ensure every gas appliance and flue they provide is checked for safety at intervals of no more than twelve months by a Gas Safe registered engineer, to keep records for two years, and to issue a copy to the tenant.

Means a fault could become dangerous. The appliance is turned off and labelled, and we explain what is needed.
Not to Current Standards
Means it is safe to use but no longer meets today’s requirements. It stays in service and is noted on the record.

Anything disconnected is reported under the Gas Industry Unsafe Situations Procedure. You get an itemised quote, and you are free to use another engineer for the repair.
