Fire Safety (England) Regulations 2022
Regulation 10 requires responsible persons for multi-occupied residential buildings above 11 metres to undertake quarterly checks of fire doors in common parts and to make best endeavours to check flat entrance doors annually. In all other buildings the duty flows from the fire risk assessment under the Fire Safety Order.

Regulatory Reform (Fire Safety) Order 2005, as amended by the Fire Safety Act 2021 and section 156 of the Building Safety Act 2022
Article 9 requires the responsible person to make a suitable and sufficient assessment of the risks to which relevant persons are exposed, and to keep it under review. The Fire Safety Act 2021 confirmed that in multi-occupied residential buildings the assessment covers the structure, external walls and flat entrance doors. Since 1 October 2023 the assessment must be recorded in full in all cases.
