Communal parts dominate
A building with a shared escape route needs a recorded fire risk assessment, kept under review. Above 11 metres the communal fire doors need quarterly checks and flat entrance doors an annual best-endeavours check.

Fire doors are the recurring job
Mansion block and conversion doors are frequently original, repainted many times over, and the intumescent seal is the first thing to fail. We record every door individually.

Period conversions rarely have reliable borrowed light in the stairwell, so escape lighting is usually required and needs its full three-hour test annually.
